Do I need a Surveyor?
If you are buying a property without a mortgage then it is up to you whether you use a surveyor to value the property. If a mortgage is required then you will need to have the property valued by a surveyor that is pre approved by the lender
A surveyor will give a market appraisal as to the value of the property that you are buying. If this is less than the price you are paying for the property then the lender may reduce the amount that they would lend to you
Surveyors will also pick up on any defects within the property but this will depend on the level of survey that you have; for a remortgage only a basic survey is required; for a house purchase you may wish to consider something more detailed, particularly if the property is old or unusual.
The cost of a survey will rise for more detailed reports
